During my second full year as the HOA Board President, we saw the completion of all the Electrical Work that needed to be done along with a redoing the Gas Pipe from the meter to two Heater/AC units on the Hall Roof and all the way back to the Pool Pump Room. This was due to an unexpected gas leak under-ground. At the same time, we had the pumps replaced for the swimming pool and the spa. It was a very busy summer. Since that time most of the maintenance issues have calmed down. The only major thing we are concentrating on is what to do about the Hall Floor. Donations have been coming in very nicely with a major contributor giving us $12,000 along with several smaller ones and a nice fund Raiser from all the Flamingo Flockings. At the present time the project to replace or refinish the floor is on hold until we get the answers, we need back from the Villa Attorney. The answers to the questions we are waiting for came from the meetings that were held in December and January in regards to updating a Revised Declaration of Restrictions Amendment to those that are currently in place and whether or not we can implement an Assessment per Household. Those answers have not been provided to us yet.

As I mentioned in my March Letter, we do have the ability to enforce State and City Laws. The Apache Junction City Code, Article 9-1 on Property Maintenance Standards, Sec 9-1-3-C-1, Land Maintenance and Weeds, prohibits weeds or grass in excess of ten (10) inches, or when such conditions create a blight condition. Landscaping that is dead, damaged or uncontrolled, or presents a slum-like appearance shall be removed and disposed of in a lawful manner. This includes the Alleys and Easements. We will start seeing those winter visitors leave and head back to their other homes shortly. Please make sure that you have your yard taken care of before and during your time away from the Villa. If you are in need of assistance in maintaining your yard, please get in touch with the club house and they can provide you with a name and phone number of a local business that can help you. This is not a free service, and you would pay them directly.

I would like to say thank you to all of the people that volunteered their time and energy that stepped up for all the Dances, Breakfasts, Dinners, Coffee and Donuts, Washing the Pool Deck, Covering the Pool, Taking out the Trash Containers, Taking in the Donating Food and Pop Cans, Taking care of the Shuffleboard Courts, Putting the Newsletter together, purchasing the supplies, and to the Board of Directors for all the time you have spent doing the job you were voted in to do. Without ALL of you, and I have probably missed some, I want to say, THANK YOU very much.
